In July 2024, as part of a joint venture with Clublink US, 13th Floor Investments acquired a 275-acre former golf course for the development of 335 single-family detached homes in Tamarac, Florida. The property is situated in a well-established and built-out area of Broward County, less than a quarter mile from three other successful communities developed by 13th Floor. In addition to the 335 single-family detached homes, the development plans include gated entrances, perimeter buffers, an exercise trail network that spans the community, a centralized amenity campus with a clubhouse, pool, tennis courts, padel courts, as well as 160 acres of preserved open space.

In November 2023, the JV was granted final approval of the site plan and development agreement, vesting the property with development rights and an approved site plan. Land development is currently underway with vertical construction expected to break ground in the second half of 2026.
