In October 16 2025, 13th Floor Investments closed on Mainstreet, a 157-acre mixed-use development in Coconut Creek, Florida, in partnership with local development partners and national homebuilder Lennar. The project will feature 1,660 residential units, including 877 rental apartments and 783 for-sale townhomes, villas, and condominiums, complemented by 75,000 square feet of retail, restaurant, and service space. The community will also incorporate an extensive network of parks, amenities, and walking trails. 

As one of the final large-scale development opportunities in Broward County, Mainstreet represents a rare chance to create a thoughtfully planned community that blends residential living, retail activation, healthcare uses, and abundant open space in a cohesive, walkable environment.
