13th Floor Investments acquired Orchid Grove through a foreclosure acquisition in April 2010. Orchid Grove consists of 62 townhomes and 322 partially developed lots in Pompano Beach, Florida. Orchid Grove presented a compelling opportunity to maximize investor returns by obtaining control of the loan collateral at an extremely low basis and subsequently selling the finished and completed units to end users. 13th Floor completed construction and sold the townhomes to a bulk investor, revised the site plan, and completed development of the remaining lots, ultimately selling the lots to D.R. Horton through staged takedowns finalized in September 2014. 13th Floor also acquired and resold the CDD bonds that funded the community.
