13th Floor Investments, in partnership with Wexford Capital, purchased a portfolio of 22 prime vacant residential lots out of a court ordered bankruptcy auction at a 57% discount from market in March 2017. The lots sit within Windmill Reserve at Weston, a high-end gated community located at the Southwest corner of Weston, Florida, and average 0.9 acres, totaling 19.5 acres across the entire portfolio. The investment strategy for this acquisition was simply to buy high end desirable real estate at a significant discount to market and to sell the lots at retail. 14 lots have been sold to date for a gross sales of $596 per acre with expected sellout in 2020.
