13th Floor Investments acquired Riviera Plaza, a 44,500 net rentable square foot retail and office center on 1.37 acres in Coral Gables, Florida in April 2015. The property is a premium site in a high barriers-to-entry, in-fill location with meaningful frontage on US-1 and close proximity to the University of Miami. Riviera Plaza was originally acquired as a covered-land play with the intent to be redeveloped into a mixed-use residential project until 13th Floor was approached by Publix Super Markets to develop a stand-alone commercial center. After considering all options, Riviera Plaza was sold to Publix in April 2020 at a considerable gain while forgoing any development risk.
