Having patiently stayed on the sidelines over the past few years, 13th Floor is now pursuing and consummating transactions that represent what we call a “Return to Value”.

13th Floor measures Value in three specific ways during the acquisition and underwriting process:

Pricing:: Acquisition price must be less than or close to current replacement cost

Income: Current or planned operating income must cover all or most fixed operating expenses

Affordability: Planned exit values must result in affordable payments for the targeted end-user
