Led by Arnaud Karsenti and Robert Suris, the company focuses primarily on acquiring and managing residential opportunities in South Florida. By capitalizing on its in-house experience and extensive network in the community, 13th Floor is able to source opportunities and consumate them quickly. 13th Floor uses a combination of proprietary and institutional capital to underwrite and close transactions on an all-cash basis.

We believe that our network, strategic partnerships, and past experience in one of the most challenging markets in the U.S, places us in a strong position to capitalize on the unique opportunities available in today’s distressed real estate market.  Through a disciplined value-investment approach to each transaction, 13th Floor seeks to achieve superior yields for investors on a risk-adjusted basis. Most transactions apply very conservative leverage levels and contain strong risk-mitigating properties.

13th Floor Investments was founded by Arnaud Karsenti in Miami, FL in June 2003 as an urban development company focused on projects in South Florida, namely Miami. Since inception, 13th Floor has acquired, developed, and sold residential and commercial projects with a value exceeding $100 million. Transactions have focused on the development of workforce and affordable housing developments, ranging from multi-family buildings to mixed-use developments. 13th Floor has also specialized in land assembly, entitlement processes, and asset repositionings.
